Q: Car hard to steer, making loud noises, and the AC is blowing warm

I just purchased what looks to be a gently used car (94 Honda Civic EX Coupe), where the owner was a mechanic who maintained it herself. The car presented no issues when I test drove it and drove it home and downtown, today I found myself having issues steering and it made really loud screeching noises when driving down the street coming from under the hood (inconsistently- so it would make a few as I drove it, but it didn't do this consistently). The AC was also blowing warmer than it was last night (the owner did mention that she did just put on a new AC belt and felt like it may have been too tight). I checked the fluid levels, both power steering and the freon, and both were near full.

Is this indicating that I need a new power steering system and/or ac?
